How will I know my reservation has been made and is secure?
Once I have made the reservation, I will send you a confirmation message with all the details. Often this happens in just a day or so but you will receive emails from me as the process progresses.

Keep in mind that until you receive this confirmation, your reservation has NOT been finalized and therefore you may want to wait on booking other elements of your trip such as airfare until then.

The reservation will be put into your name about 10 days prior to arrival. Vistana has made it a major hassle and expensive to change names on the reservation and therefore I do them in large batches. The wait time on hold is often 30 minutes as well. This will also reduce the expense to you should you have a last minute change.
My follow up confirmation which goes out 7 days before arrival will have all the info you need to confirm at that time as well as my cell number should you have any issues at check-in.

Keep in mind that any owner can re-change the name at any time, including as you are walking up to the front desk so no matter how you slice it, this is a trust situation and I can assure you that I would not have wasted all that time on the website and my various listings to have bad reviews.
What additional fees will I have to pay at the condo?
The rate I quoted is the full rate. Here is a breakdown of things you might be wondering about though:

Parking - Parking is free for all guests. You might have seen information telling you otherwise, but those posts are not correct. You will not have to pay for Parking.

Internet - Internet is free and available throughout the resort.

Housekeeping - Generally speaking Housekeeping is free but there is one exception. If your reservation is not exactly 7 nights, it is possible that there will be an additional housekeeping fee of between $30-50 for the entire stay(depending on unit size) added to your folio, but that is not always charged and is fairly unpredictable. Also, although it is called a housekeeping fee, it actually means you pay a fee and don't get housekeeping because the stay is shorter than a full week.

What forms of payment do you accept?
In order to get the process started, I require a $100 deposit. You can use a credit card or Paypal to make this deposit. If you use a credit card, the transaction will still be processed by Paypal but you do not need a Paypal account. The deposit is just the first $100 of the payment due. Once I receive the deposit I will start working on confirming the reservation. This might take as long as 48 hours but usually is much faster than that.

Once I have everything confirmed, I will forward this information on to you. At that point, the balance is due within two weeks.

For the balance, you have several options:
  1. When you receive the confirmation, you will also receive a Chase Payment Request from me. To use this method, you do not need to be a Chase customer. The instructions will guide you on how to issue payment from your checking account and there is no fee for either of us.
  2. You can send me a check in the mail. I will send you my mailing address with the confirmation. You do not need to send it special, just regular USPS will do fine. You can also just take a picture of the check and email that to me as I electronically deposit them anyway

What is the right size room for my family?
The easiest way to answer that question is that most rooms, except the two bedroom, accomodate up to 4 adults. If you have small children, you likley can get away with 5 in a room. All rooms have at least a king bed and a pull out couch and many rooms will accomodate a roll-away bed. I have included detailed floor plans and room descriptions here:

The Two bedroom typically accomodates 8 and usually has the same parameters as above, except doubled.

Do I need to sit through a Timeshare Presentation in order to get these rates?
No! Absolutely not.

On the other hand, you will be invited by the concierge and they will give you starwood points to do so. If by some chance you end up buying one of these units, I will give you $100 if you list me as the referring owner - this is true whether you rent from me or not!

Also, if you are interested in buying a unit, I have several available at a good rate and I handle the entire closing process.

I am a member of Starwood Preferred Guest. Will that help with an upgrade?
Unfortunately, your status as an SPG member matters very little at the condo. Rooms are assigned based on the owner status with the condo, not even the owner status with SPG. Therefore, if you are an SPG member, be sure to give them your number at check in - you will receive points for incidental expenses, but that is it.

Can I get a crib or a roll-away bed?
Yes, simply request this upon checkin. The resort has plenty of both. There may be an additional fee for this charged by the resort. You can confirm that at check in.

What is your Cancellation Policy?
if you cancel more than 61 days prior to arrival I should be able to refund your payment 100%

if it is less than 61 days, then I am willing to refund your payment if you need to cancel your reservation for some reason. There are some caveats however.

First, you will get your payment, less $100 for each reservation number. Also, you will only get the payment back if (and when) I am able to re-rent the unit. For the most part, I have until mid December each year to re-rent your unit or the points used for the reservation.

The earlier in the year you cancel, the more likely it will be to re-rent. You are also welcome to try to re-rent the unit for the original dates or for other dates available at the condo. Be advised however, if you cancel less than 60 days in advance, Vistana restricts the re-reservation to a rolling 60 days in advance from that point forward - this has the potential of limiting the possibility of being able to match availability dates within that time frame. Finally, I am also willing in certain circumstances to roll your use forward by one year to accommodate changes.

How does housekeeping work?
Housekeeping is provided once in the middle of a seven night stay. It is more of a tiddy than a full clean. If you would like to pay for additional cleaning, you can arrange that at the front desk. The rate is about $40 per clean.
